| Question | Buying leads or reservations | Building your own sources |
|---|---|---|
| Speed to first rental | Fast, sometimes within days of signing | Slower, since listings and pages take time to earn visibility |
| Who owns the renter relationship | Often shared with the seller or listed under its brand | You, from the first search to the lease |
| What you pay for | A reservation, an inquiry or a move-in, depending on the contract | Pages, listing upkeep, reviews and ad spend, none tied to a single renter |
| Risk of paying for existing demand | High: a person who searched your name may still be billed to the seller | Low, because you can see which sources produced which move-ins |
| Fit with a management system | Depends on integration; rates and availability can lag | You control what unit sizes and specials you show |
| What survives after you stop | Nothing | Reviews, listing strength and pages keep working |
| Best use at a facility | Lease-up of a new building or a stubborn unit size | Steady occupancy across seasons and across several sites |
| Main risk | Paying for reservations that never move in | Waiting for sources that need a season to mature |
What you are buying
Vendors sell different things under the same word. A click is not an inquiry, an inquiry is not a reservation and a reservation is not a lease. In storage, the gap between the last two can be wide, especially when a renter reserved three nearby facilities and moved into whichever had the best special.
Before paying, find out exactly which event triggers a charge. Billing per click rewards sellers who send traffic. Billing per reservation rewards sellers who capture a form. Billing per move-in is closer to your goal but needs agreement on how a move-in is recorded, how long the match window lasts and what happens when the renter later transfers units.
It also helps to ask whether the seller bids on your own business name. A homeowner who types your facility name into a search engine is already yours. Paying commission on that person is common enough that experienced operators check for it, so ask for a report of which keywords or listings produced the reservations you are charged for.
People who plan to buy leads for self storage should also decide how they will respond. A same-hour phone reply and a text confirming a unit hold are worth more than any special, and they cost you nothing extra.
Season and staffing
Storage demand moves with the calendar. Summer moves, college move-outs, military relocations, downsizing and divorce or estate changes all create waves, and the buyers in each wave behave differently. A student leaving a dorm reserves a small unit a week ahead and wants a cheap first month. A family clearing a parent's home may need climate control and a long lease. A purchased source tuned to one of these waves can look strong in June and flat in November.
Staffing decides how much any source is worth. A manager who is at the counter for part of the day, answers a ringing phone after hours through a forwarding service and returns web inquiries the same hour will turn more inquiries into rentals than a manager who checks messages at closing. If your response is slow, buying more inquiries mostly feeds a competitor with a faster reply.
Middle paths
New facility plan
Use a paid source in the first months of a new self storage building while your map listing, reviews and local pages mature, then trim the paid spend as organic rentals grow.
Unit mix plan
Pay for visibility on the unit types that sit vacant, such as climate-controlled or oversized units, and leave everything else to owned sources.
Radius plan
Use a paid source for neighborhoods you do not reach well and rely on owned pages for the core area around the property.
Ownership plan
Keep the ad account, audience data and tracking in your name so you can move providers without losing history.
Billing plan
If you must buy, prefer arrangements where a person actually speaks with your staff before you are charged.
A 60-day test
Record how many calls, reservations and move-ins each source produced last month, including walk-ins, so you know what normal looks like.
Give any purchased source its own phone number and reservation link so its results can be separated from your own.
Choose a facility with a clear gap in its unit mix and keep other sites as a comparison group.
Call a sample of reserved renters. Ask how they found you and whether they had already searched your name.
Compare move-ins from the paid source with the added revenue after fees, specials and any refunded deposits.
Keep, shrink or stop. Whatever you free up goes into sources that continue after the invoice ends.
The build option
Operator questions
They can, but the quality varies by how they are collected. In self storage, a renter who reserves online and never shows up counts as a lead to a vendor and as nothing to you. Test each source for a month and compare reserved renters against actual move-ins rather than inquiries.
It happens often enough that you should ask. Request reports showing which search terms and listings produced each billed renter, and push for terms that exclude your own brand.
Prices depend on the vendor and the billing event, so compare the net revenue per move-in. As a reference for building, RankGuarantee™ pages are $495 a month, Organic Growth starts at $1,495 a month, and managed ads start at $895 a month with ad spend separate.
Often yes, for a limited time. Lease-up needs fast volume, and a new building has no reviews yet. Start building owned sources at the same time so the dependence has an end date.
Yes, if specials are tied to unit sizes that really are empty and a shorter window. Spread discounts across everything and renters learn to expect them.
Ask the seller how often it syncs with your management system. Stale availability sends renters to a unit that no longer exists, which hurts reviews.
One is enough. Choose a site with a clear gap and keep another similar facility as a comparison.
